Picking the right lender is one of the important steps in purchasing a home, yet many people feel they can
just pick the one that quotes the lowest interest rate on the internet. With all the turmoil in today's
mortgage market this is even more important. I can't tell you how many times I've seen buyers get to
2-3 days from closing on their dream home and find out the lender can't deliver what they promised. Or worse
yet, the lender has gone out of business, leaving the buyer in a very risky and sometimes very costly position.
Choosing the right lender is also more than just picking a well known company. Just like every other
business or company, there are "employees" who know everything about what the business offers and will
do everything they can to get the job done right. Then there are the other "employees" who, as you and I
both know, just don't really care. If it happens, it happens, and if it doesn't oh well. Which one do you
want working on the loan for your dream home? From my experience the most important first step in finding a
lender is finding the right loan officer. The second step is having confidence in the company. The right loan
officer will make it happen in spite of the company.
There are two main types of lenders in the market today. A Mortgage Banker and a Mortgage Broker. Each
has it's strength and weakness. The one that is right for one person may not be for another, it depends
on each person's unique situation and timing as to which type of lender is best for you at the time. I
encourage people to compare quotes and programs from one of each, so they are confident they chose the right
one for them. But one word of warning - NEVER let more than two people pull your credit report in one month!
This will negatively affect your credit report for several weeks, which can be the difference between a great
rate and an okay rate.
