Choosing An Agent

Choosing the right Real Estate Agent to represent you in your home purchase is one of the most important first steps in buying a home. After all, just like any other business there are agents that will do what it takes to get the job done and there are agents that, well frankly, just see you as another number.

You want to choose an agent that takes to time to understand what YOU want and then works to be sure they are on track with your desires. You should be in control of the process, not the agent. Your agent should be working for YOU.

If you're selling:
Some agents will tell you anything to get you locked into the listing contract. This is one of the most important places to use your intuition. Stop and check how your "gut" feels about what they're telling you. Do they have the patience to sit and listen to your needs and desires or are they too busy trying to "sell" you? Do they take the time to explain things or do they just want you to sign the bottom line? Do you feel you can trust what they are telling you? Communication through the listing process is biggest factor in maintaining a good relationship and the ultimate success of selling the property. Lack of communication from the listing agent is one of the biggest consumer complaints in the industry.

If you're buying:
One of the biggest mistakes buyers make is being afraid to sign a buyers agency contract. I hear over and over they want to freedom to "shop around" and not be tied to one agent. The problem is without an agency contract the agent has NO fiduciary responsibility to you. Their job in this case is only to facilitate a transaction. Legally they are not to do anything that favors one side or the other in the transaction. Now, who do you want to represent you? Here's the other problem. If I have a client who "commits" to work with me and one who wants me to "get them a deal", but wants to shop agents and may, after looking at numerous homes with me, decide to put an offer in with a different agent. Who would you want to spend more time and energy on? Picking the right agent is one of the most important places to use your intuition.
